What hosts usually have to do by hand

Where Airbnb doesn't collect a city or county lodging tax (or passes it to you as a Pass Through Tot line), many tax offices ask hosts to export the Airbnb earnings CSV and total the gross earnings and nights for each filing period, by the date of the stay. Lodgetally does that sum for you, every time, the same way.

What Lodgetally gets right

  • Stays dated by check-in (or check-out, or split by nights per month), not by payout date.
  • Long monthly stays: Airbnb splits stays of a month or more into several rows with the same confirmation code. Lodgetally counts the whole reservation's nights for your long-stay exemption.
  • Taxes Airbnb remitted: stays with an amount in the Occupancy taxes column are shown as remitted by the platform and kept out of your taxable receipts (you can override this per platform).
  • Pass-through tax: Pass Through Tot rows are matched to their reservation and shown as tax collected for you to remit, next to the tax Lodgetally calculates — so you can spot under-collection.
  • Adjustments are attached to their reservation; Resolution Center payouts (damage claims) are kept out of rent unless you choose otherwise.

Getting the file

See how to download your Airbnb earnings CSV. Pick a date range that covers your whole filing period plus a few weeks after it, because payouts for late-month stays arrive later.

How it works

  1. Drop your earnings export — the Airbnb earnings CSV, a Vrbo payout report, the Booking.com reservations download, or a PMS export (CSV or Excel).
  2. Set your rules: period, date basis, tax rates, long-stay exemption, cleaning fees, who remits for each platform.
  3. Copy the totals into your return, print the worksheet, or download CSV / Excel with every stay behind each number.

FAQ

Is it really private?

Yes. Your file is read by JavaScript running in your browser tab; its contents — guest names, earnings, listings — are never sent over the network. You can verify this in your browser's developer tools (Network tab), or go offline after the page has loaded.

Is this tax advice?

No. Lodgetally does the arithmetic from your platform files using the rates and rules you enter. Rules differ by state, county and city — check what's taxable, the exemptions, and whether a platform collects for you with your tax office, and file on their form.

Which files work?

The Airbnb earnings / transaction history CSV, Vrbo payout and stay-tax reports, the Booking.com extranet reservations export, and most property-management exports with stay dates and amounts — CSV, TXT, XLSX, XLS or ODS. Columns are detected automatically and you can change any of them; your choice is remembered for that layout.

Why by check-in date and not payout date?

Most lodging-tax returns are based on when guests stayed. Payout dates drift from stay dates at every period boundary. You can choose check-in, check-out, payout date, or splitting each stay's receipts by nights in each month.

Does it know my tax rate?

No — you enter it (one or more rates, e.g. state + county + city), so the worksheet always matches your jurisdiction's current rate.

What's free?

Everything, one file at a time, for reports covering up to 40 reservations — the full worksheet, checks, CSV summary and printable worksheet. Pro removes the limit, combines several files (e.g. Airbnb + Vrbo + Booking.com), and adds the Excel workbook and per-stay CSV.
